NomadX is a startup that allows you to find medium-term rentals, both flatshares and entire properties. It’s primarily marketed towards digital nomads, freelancers, and remote workers – basically people who work from home but who move around a lot doing it – but it’s definitely not exclusively for that crowd.
Anyone, young or old, can rent a room or apartment on NomadX. That said, if you go for a flatshare, it’s likely your flatmates will be young professionals. As this is Portugal and many of the older houses are quite large, some of these flatshares can be quite large (6+ bedrooms).
You’ll find apartments, flatshares, and co-living spaces all over Portugal on NomadX. The majority are located in Lisbon and Porto, but you’ll also find accommodation in Ericeira, the Algarve (particularly Lagos and Faro), Madeira, and The Azores.
As with Airbnb and most other accommodation websites, hosts on NomadX set their own prices. Prices start at around €200 per month for a room in an apartment or co-working space and go into the thousands for private villas.
The total price is made up of the rental cost, VAT, and the 10% service fee. Guests pay monthly so, if you’re staying for several months, you don’t have to pay the entire amount in one go.
It’s difficult to say whether NomadX is more expensive than the average monthly rent as most properties are either rented out on a short-term basis (e.g. for 7 nights) or on a long-term basis (for 6+ months). NomadX falls somewhere in between the two categories, and their prices fall somewhere in the middle as well.
Most hosts also ask for a deposit. This is paid to and held by the host rather than by NomadX, and it’s likely that most hosts will ask for this in cash. While this will go in the cons list for many people, on the plus side it does mean that you probably won’t be asked for the deposit until you move in which may be good for your personal cashflow.
The majority of accommodation websites focus on short-term rentals, or stays of less than 28 days, but slowly more and more companies are moving into this space. Here are some examples:
- Spotahome – Focuses on mid-term and long-term rentals and normally has a minimum stay of 30 days. Rather than charging a monthly service fee, Spotahome charges a one-off booking fee.
- Airbnb – Despite primarily being focused on short-term rentals, Airbnb allows hosts to set discounted monthly rates for stays of 28 days or more. Airbnb usually charges a monthly service fee, but in some cases hosts can cover this.
- Uniplaces – Primarily aimed at students, Uniplaces is another Airbnb alternative where you can find rooms and entire homes and apartments to rent in Portugal.
Refunds, Rights, & Protection
- NomadX’s cancellation policies are similar to most other accommodation websites. Essentially if you cancel 30 days before your reservation begins, you’re entitled to a full refund. After that, the guest is liable for the first month. Be sure to read the link above for more information.
- Your contract (if your host provides one) will vary from host to host, so be sure to read it. It’s common for landlords in Portugal to not provide paperwork, so be sure to ask if one will be provided.
- NomadX will provide an invoice for the intermediation fees (10%) and VAT tax. Your host should provide an invoice for the monthly rent.
- If you’re unhappy with the apartment, you have 48 hours from check-in to raise a dispute.
- Guests and hosts can leave a review for each other but, because the platform is still quite small and new, most properties don’t have many reviews yet.
